**Weekly rates are based on 7 days/6 nights. Simply prorate fewer or additional nights. Please note that, as posted, there is a 4 NIGHT MINIMUM or a 25% SURCHARGE shall apply. Our Big Sky, Montana property, at the North end of Yellowstone, has only a 2 night minimum. Check-in can commence on any day of the week, if available, and we do not charge extra for weekends. Check-in is 4:00 P.M. and check-out is 11:00 A.M. Mountain Time. Deduct 50% for reservations of 30 nights or more any time except for "Summer".

Holiday Premiums: Please add $25 to EACH night if your reservation includes a national holiday or any part of a holiday weekend. Please add $35 to EACH night if your reservation includes MLK Day, President's Day, Labor Day, Thanksgiving or any part of a holiday weekend. Please add $50 to EACH night if your reservation includes July 4, Christmas, New Year's {$75 if both Christmas and New Year's} or any part of a holiday weekend.

Please add $150 for our standard departure Cleaning Charge.

We accept Intuit {only payment option in "Summer" or if a holiday is included}, MasterCard, Visa, Discover, American Express, and debit cards through PayPal ~ the SAFEST, EASIEST way to charge your trip and NO PayPal account is needed. We never see your credit card information AND we pay all fees on posted rates!!

PLEASE NOTE: Our "best" rates are those posted and are FIRM. However, a 10% DISCOUNT is offered for "last minute" reservations made within 7 days of the arrival date for parties of 4 persons or less. {Discount not available during "Summer" or in conjunction with any other offer, and guest must pay with Intuit.}

50% deposit due to confirm reservation. Balance due 30 days {60 days for "Summer" & "Winter" reservations} prior to arrival date. REFUNDABLE damage deposit {25% of base rental amount} due with balance. This is standard policy of all PayPal merchants since we do not have our guests' credit card information for collateral, as stated above. Signed rental agreement required at time of deposit.

Cancellation Policy: If reservation is canceled 30 days {60 days for "Summer" & "Winter" reservations} or more prior to arrival date, deposit will be immediately refunded in full. If reservation is canceled 15-30 days {30-60 days for "Summer" & "Winter" reservations} prior to arrival date, deposit subject to forfeit. If reservation is canceled less than 15 days {30 days for "Summer" & "Winter" reservations} of arrival date, full reservation amount {excluding cleaning fee and damage deposit} subject to forfeit. We found it necessary to implement this cancellation policy due to the fact that most people plan their Yellowstone and ski vacations months in advance. Therefore, when a guest cancels close to their arrival date, it leaves us in a very challenging position to secure a "last minute" replacement guest. We encourage all of our guests to simply purchase trip insurance from a separate entity {i.e., CSA @ TravelSecure.com or 800-348-9505 ~ #1 rated by Consumer Reports} if there is a chance they may need to cancel outside the stated time frames.
